What We Offer


Our mission is to help families facing homelessness achieve financial independence and housing stability. In order to find permanent housing for our families, we need landlords to partner with.

As a landlord who works with Leading Families Home, you'll have our support and commitment to making things seamless for you. As an agency, we offer monthly case management and home visits for all families, guaranteed rent (with exception of Participant co-pays, see below), tenant education workshops and tenant – landlord mediation.

FAQs

  • What are the benefits of working with your program?

    By partnering with Leading Families Home, you are directly helping those experiencing homelessness and at-risk families find housing stability! Your partnership helps our Toledo community become stronger.


    As an agency, we offer monthly case management and home visits for all families, guaranteed rent (with exception of Participant co-pays, see below), tenant education workshops, and tenant-landlord mediation. 


    We also offer financial incentives, including application fee assistance, a double security deposit for all households, and in extenuating circumstances, assistance with damages exceeding a security deposit.

  • Do you have a limit on the rent you can pay for your Participants?

    Yes, our rent limits are set by HUD, and are based on bedroom size, unit type and utilities. 

  • How long is the typical housing process?

    Once a Participant has viewed and applied for your housing unit, it may take up to 30 days.

  • Do you only work with certain types of landlords?

    No! We welcome partnerships with small/private and corporate landlords.

  • Are there any requirements for housing units?

    In addition to the housing safety inspection, we require all units be located in Lucas County and include a stove and refrigerator. In cases where a family is zero income, we also require water be included in the total rent amount.

  • How long do you offer rental/program assistance?

    We currently have two housing programs, Rapid Re-Housing (RRH) and Permanent Supportive Housing (PSH). RRH Participants are eligible for up to 24 months of rental assistance, while PSH Participants are reviewed annually for eligibility.

  • Do Participants have a co-pay?

    Yes. It is based upon income.

  • Do I need a lead-safe certification for my rental unit(s)?

    Leading Families Home is requesting landlords comply with Toledo’s lead-safe ordinance. For more information on lead certification deadlines and requirements please visit: https://toledoleadsafe.com/
